In two tiers. Tier 1 is passive: while you browse, HostLens reads the data Airbnb already returns for each search result — title, price, rating, reviews, bedrooms, coordinates — and records it automatically. Tier 2 is Deep Search, which you trigger on selected listings to pull the fuller detail-page facts: amenities, guest capacity, sub-ratings, and an occupancy estimate.
It’s an estimate derived from each listing’s public availability calendar — unavailable days over the available window — not confirmed bookings. Treat it as directional, and deep-scan more comps to firm up the numbers.
No. The Amenity Signal panel is observational — it flags which amenities are more common among the top-tier listings than the bottom-tier ones, as a prompt to investigate. A big gap on “hot tub” doesn’t mean adding one will raise your occupancy by that amount, and HostLens says so directly.
Like every HostTools product, HostLens is local-first: the comps you capture stay in your browser, and the capture panels don’t phone home. Your one export path is the CSV button, which downloads the dataset to your own machine.
